NORTHUMBERLAND COUNTY BOARD OF ZONING APPEALS
JUNE 2, 2026
MINUTES
At the regular monthly meeting of the Northumberland County Board of Zoning Appeals held on June 2, 2026, in the Sheriff’s Office in Heathsville, Virginia at 7:00 PM: Present Absent
Chairman - Dandridge Crabbe James Packett
Vice-Chairman - John Hendrickson
Michael Baughan
Daniel Wiggins
Chairman Crabbe, called the meeting to order.
On a motion by John Hendrickson, seconded by Daniel Wiggins, the minutes of the March 3, 2026, meeting were unanimously approved.
The Board then heard a request by Dorothy W. Tate, owner, for a variance to the Northumberland County Zoning Ordinance, Article V, Section 148-51, to allow an existing structure less than the required 10 feet from the side property line. The property is located on Tax Map Parcel# 29-B(2)C-11 at 310 Bridge Creek Circle.
Dorothy Tate described the conditions which created the need for a lot line adjustment and variance.
John Hendrickson asked when the property was purchased.
Dorothy Tate said she purchased her parents home in 2012. She noted that it was purchased without a survey.
Philip Marston informed the Board that the new survey would make the lots less non-conforming. He said it also placed the structures on the correct property.
After reviewing the request and the survey and having received no objections, Chairman Crabbe made a motion to approve the survey. Daniel Wiggins seconded the motion. The Board voted 4 to 0 to approve.
There being no further business to come before the Board, on a motion by Daniel Wiggins seconded by Michael Baughan, the meeting was adjourned.
